Should I have any documents prepared for the appointment?
No, it isn’t essential… However, if you are looking to sell a leasehold property, having the lease terms, including length and charges for the property will help us provide you with a more accurate appraisal. Upon placing your property on the market all agents are required by law to carry out identity checks for anti-money laundering purposes.
Will the valuer ask me any specific questions?
Yes. From our experience gaining a good understanding of your plans and circumstances helps us to provide you with the best possible advice when it comes to pricing strategies and marketing options tailored to suit your circumstances. We will also ask questions about your property and any work you may have carried out in the time you have lived there.
Am I obliged to decide on the marketing of my home while the valuer is there?
No, only if you feel you want to. You are free to take as much time as you need to consider your options and decide on how you wish to proceed. Many valuations we carry out can be for information purposes only and it can be weeks or even months after the appointment before someone is ready to market their home.
